Our comprehensive in-house Due Diligence service encompasses all issues relating to the condition and capital expenditure of a specific property.
Due Diligence provides property owners or purchasers with a thorough understanding of the physical condition of a property which in turn allows for precise capital management. Furthermore, Due Diligence reports specify any implications and risks associated with a sale or purchase strategy.
Technical Due Dilligence - Acquisition
For every project we tailor our service depending upon our Client's needs and the property characteristics. The individual elements available include: Building Structure & Fabric, Building Services, Fire Services, BCA Compliance, Hazardous Material Audits, Environmental Status, Town Planning and OH&S Compliance. Projects are undertaken throughout Australia.
We understand that undertaking the technical due diligence forms only one part of the purchasing or sale process and timeframes for inspection and report preparation are often quite limited. Team assembly and site investigations are generally commenced within one week of appointment and a verbal overview to identify any "deal breakers" can be conveyed to the client within 24 hours of inspection.
Each report contains a concise executive summary identifying the key issues, risks and prioritised CAPEX / repair/maintenance costs associated with the property to allow preliminary financial modelling to be undertaken at an early stage of the due diligence period.
We also work, where appropriate, with the Legal due diligence team to avoid any "double handling" associated with the procurement and review of town planning, environmental and building compliance certification.
Vendor Reports
SGA Property Consultancy can help our client's present a good property in the clearest light in a competitive market via a SGA Vendor Reports which can consist of
- Structure, fabric, building services, vertical transportation, statutory compliance and hazardous materials
- All relevant documentation and certification can be sorted obtained and appended to the technical report.
The vendor Report can be assigned to the prospective purchaser to save them time in the due diligence process.
